Supporting Commercial HVAC Installations

Commercial HVAC projects often involve large-scale plant that needs to be delivered, lifted and positioned within complex building environments.

From chillers and cooling towers to other major mechanical equipment, successful installation relies on careful coordination between mechanical contractors, rigging teams, transport providers, crane crews and site management.

At Millennium Rigging, we work alongside HVAC and mechanical services contractors as well as project builders to manage the lifting and positioning requirements behind these installations.

Whether that means coordinating a major crane lift, moving equipment through a restricted-access site or scheduling works around an operational building, our role is to help get critical plant safely into position while keeping the wider project moving.

Our work at Myer Doncaster and the Royal Children’s Hospital demonstrates how this can look across two different commercial environments.

Planning Around Existing Building Operations

Many commercial HVAC upgrades take place in buildings that need to remain operational throughout the works.

Shopping centres still have customers moving through them. Hospitals have patients, staff and critical services operating around the clock. Commercial buildings may have tenants occupying areas near the work zone.

Rather than treating the HVAC installation as an isolated construction activity, the rigging methodology needs to work within the broader operational requirements of the site.

This can influence when equipment is delivered, when lifting operations can take place, where cranes and vehicles can be positioned and how work areas are isolated from building occupants and the public.

Myer Doncaster: Working Around Retail Operations

Millennium Rigging supported Fredon with the installation of new chillers at Myer Doncaster as part of an upgrade to the facility’s cooling system.

With works taking place within one of Melbourne’s major shopping centres, maintaining normal trading operations was an important consideration.

The installation was therefore carefully scheduled for nighttime hours, allowing the chillers to be delivered, rigged and positioned while minimising disruption to customers and everyday activity within the centre.

The project required coordination between Fredon, Millennium Rigging, Westfield Doncaster, Myer and the transport company delivering the chillers. Delivery timing, access, rigging and final positioning all needed to align within a tightly controlled programme.

It’s a good example of why commercial HVAC installation is not simply about the lift itself. The successful movement of large mechanical plant often depends on everything surrounding the lift being coordinated just as carefully.

Coordinating Complex Crane Lifts

Where HVAC equipment needs to be lifted onto rooftops or other difficult-to-access locations, crane operation and lift coordination can become a significant component of the project.

Crane selection and positioning need to account for the weight and dimensions of the equipment, lifting radius, surrounding structures, site access and the final installation location.

On constrained sites, the most suitable crane position may not even be located within the immediate project footprint.

That can introduce another layer of planning around public spaces, roads, pedestrians, neighbouring properties and other stakeholders.

Royal Children’s Hospital: Installing Critical Cooling Infrastructure

A major crane operation was required when Millennium Rigging worked with AG Coombs on the installation of two new cooling towers at the Royal Children’s Hospital.

The cooling towers were being installed to service the hospital’s emergency department, making the works part of an upgrade to critical building infrastructure.

To complete the lift, a 450-tonne crane was established in the park adjacent to the hospital.

The location meant the operation required close coordination between Millennium Rigging, AG Coombs, the Royal Children’s Hospital and Melbourne City Council. Crane setup, road closures, pedestrian management and protection of the surrounding public space all had to be considered while minimising disruption to hospital operations.

Compared with the Myer Doncaster project, the equipment and environment were different, but the underlying requirement was the same: the rigging operation needed to integrate with a much larger HVAC installation programme and the needs of an operational building.

Working Alongside Mechanical Contractors

On commercial HVAC projects, rigging is generally one part of a much larger scope.

Mechanical contractors need confidence that equipment will arrive at the right time, be handled appropriately and ultimately be positioned where it needs to be for the next stage of installation.

That makes communication between teams particularly important.

Early involvement can help identify access constraints, lifting requirements and logistical challenges before equipment arrives onsite. It also allows the rigging works to be coordinated with transport providers, crane crews, building management, other trades and the wider construction programme.

For complex projects, identifying these requirements early can reduce the likelihood of access or logistical issues becoming delays once installation is underway.

Commercial HVAC Installation Requires Careful Coordination

There is rarely a one-size-fits-all approach to moving large mechanical plant.

The requirements of a nighttime chiller installation within a busy shopping centre are very different to a 450-tonne crane operation supporting critical hospital infrastructure.

What both projects demonstrate is the importance of planning beyond the equipment itself.

Access, transport, craneage, timing, public safety, building operations and coordination between contractors all influence how an HVAC installation is delivered.

With more than 40 years of combined industry experience, Millennium Rigging works with mechanical contractors, builders and project teams to plan and deliver rigging solutions for commercial HVAC and mechanical plant installations across complex project environments.
